5 tips for planning success

Our experts share some of their best advice for achieving planning permission

Whether you are planning an extension; a new business; or a self-build, the first step is usually to obtain planning permission. Applying for planning permission is definitely becoming more complicated, so here are some suggestions to take the pain out of the process:


  1. Start the process early. Most applications take a minimum of 6-8 weeks. Be aware, however, that most Local Planning Authorities are under great pressure at the moment, so the process may be considerably longer.

  2. Consider using a planning consultant. Well I would say that, wouldn't I? But seriously, a qualified chartered town planner will greatly improve your chances of success. Their input may dramatically improve the value of your finished build and they can save you time and money.

  3. Engage with the Council. The planning process is most effective when you work with your Local Planning Authority right from the start. A Pre-Application Enquiry can give you an indication of whether a scheme may be supported and, if so, what plans and information are required.

  4. Discuss your project with your neighbours. Talking plans through early can really help to avoid disputes later on.

  5. Allow time for and budget for surveys. You may need a Topographic Survey, an Ecological Survey, a Heritage Statement, an Access Statement, a Tree Survey... Most specialist surveys take at least 6 weeks, so be prepared. Costs vary wildly, but professionals are more than happy to provide fee estimates to give you an idea.
